An annual maintenance contract is the simplest way to take a property from firefighting to planning. Instead of calling a contractor each time something fails and paying whatever that day costs, you agree the scope, the schedule, the response windows and the price once — and we run it for the term of the contract.

City Integrated Services offers 12-, 24- and 36-month maintenance contracts to commercial buildings, industrial properties, MCST estates, offices and property managers across Singapore. Contracts can cover a single system, the whole building, or a full integrated facilities scope.

What is included in a building annual maintenance contract?

A typical AMC includes a scope matrix (systems and areas covered), a preventive servicing calendar, defined response and rectification windows for faults, labour for routine repairs, and monthly reporting. Parts, consumables and major works are usually priced separately or capped — our proposals state exactly which applies.

What is the difference between a comprehensive and a non-comprehensive AMC?

A comprehensive contract includes labour and parts up to an agreed limit for a higher fixed fee; a non-comprehensive contract covers labour and servicing, with parts charged as used. We offer both, and can recommend which suits the age and condition of your plant.

How much does building maintenance cost in Singapore?

It depends on scope, frequency, headcount, building size and age, and whether parts are included. Rather than quote a generic rate, we survey the site and give an itemised monthly figure — which is the only fair way to compare providers. Request a proposal and we will scope it with you.

Can I switch to City Integrated Services mid-way through my current contract?

Yes. We regularly take over from incumbent contractors. We review your current agreement, plan the handover around your notice period, and mobilise so there is no gap in cover.

What contract terms do you offer?

12, 24 and 36 months are typical. Longer terms allow more preventive planning and better pricing; shorter terms suit properties trialling an integrated model.
