Buildings do not fail all at once. They fail one neglected pump, one corroded fitting, one leaking joint at a time. Our building maintenance contracts put a structured programme around your property so those small items are found and fixed on schedule — before they become breakdowns, complaints or compliance issues.
City Integrated Services acts as your building maintenance contractor for commercial buildings, industrial properties, MCST-managed estates and offices across Singapore. We combine planned preventive maintenance (PPM) with a reactive repair service, so the same team that services your plant is the team that responds when something goes wrong.

Frequently asked questions
What is the difference between preventive and reactive building maintenance?
Preventive maintenance is scheduled servicing carried out at set intervals to keep systems working and catch wear early. Reactive maintenance is repair work after a fault or breakdown. A good contract combines both — a planned calendar plus a response commitment for faults — which is exactly how our building maintenance contracts are structured.
Do you handle regulated works such as electrical and plumbing?
Yes. Electrical works are carried out by licensed electrical workers (LEW) and sanitary/plumbing works by PUB-licensed plumbers as required in Singapore. Where a specialist (for example lift, fire protection or ACMV OEM servicing) is needed, we coordinate and supervise the specialist as part of your contract.
How quickly do you respond to a fault?
Response and rectification windows are agreed per contract and depend on the fault category — urgent (safety, water leak, power) versus routine. Contract clients get priority attendance because our team already knows the site, its plant and its access arrangements.
Can building maintenance be combined with inspection and upkeep?
Yes — most of our clients bundle building maintenance with routine inspection (to feed the defect log) and building upkeep (for day-to-day presentation), and many add waste management and contract manpower to complete an integrated contract.
